A lot of repairs sit on sites we have already opened up. A bearer that was hiding rot. A window that cannot be reused. A stair stringer that only showed once the linings were gone. Custom timber is the other half: a piece that is not off the shelf, cut and fitted to the opening that is actually there, not the one on a drawing from 1994.
Inner-city houses hide the worst of it. Tight access, old sections, paint over rot. We will not paint over a failed member and call it a repair. If it has to come out, it comes out. If it can be spliced, we splice it. The quote follows what we see, not a catalogue of decking boards.
New framing sits on timber framing and trusses. Windows and doors have their own page if the whole unit is being replaced.
